1. You’re Seeing Shingle Damage from the Ground

Curling, cracking, or missing shingles usually signal the end of your roof’s useful life. Even a few bad spots can expose your home to water damage.

2. Your Roof Is 15–25 Years Old

If your roof is over 15 years old and hasn’t had major repairs or full replacement, now’s the time to assess it — especially before a Michigan winter.

3. You’ve Had Multiple Repairs or Leaks

A patch here or there is normal. But if you’ve had to fix more than one leak in recent years, your roof system may be failing overall.

4. Granules Are Showing Up in Your Gutters

Those tiny black or gray pebbles in your gutters? That’s your shingle coating breaking down. Once the granules are gone, UV damage happens fast.

A sagging roofline or spongy feel when walked on means underlying wood is likely rotting. This needs immediate attention — often beyond just new shingles.
